  • What is the price per square foot?

    The price per square foot varies depending on many items such as style of home, complexity of lot, and square feet of your space. Likewise, the amenities in your home will change the price per square foot; most likely upwards. Such amenities include the number of "Pinterest" style designs that are requested, flooring, cabinets, and trim. Don't forget the exterior features. Steep roofs, woodwork, and special designs can drive the cost per square foot up as well. Our custom home builder at Pope Company Custom Homes LP will work with you to stay within your budget.

  • Should I get pre-qualified for a mortgage loan before shopping for a home?

    At this early stage of the selection process, loan pre-qualification is not required, however, our custom home builder recommends it. Understanding your buying power allows you to make better purchasing decisions and shop with confidence.

  • How long does it take to build a home?

    The timeframe for each home varies, depending on factors such as lot survey, city permits and inspections, vendor deliverability, and weather. Currently, our average contract-to-close time is approximately eight to ten months. Once we begin pouring the foundation, it should be roughly five months. The number of single-family homes started in 2021 was 1,127,200, according to This Old House. This number is always on the rise and our custom home builder has perfected our method to get you in your home as soon as possible!

  • I'm buying a home already under construction. Can I change any design selections already chosen for the home?

    Depending on the construction stage of the home, it may be possible to make or change some design selections. Contact your custom home builder for more information!

  • What is the construction process?

    The building of your home happens in stages. For example, foundation, plumbing, framing, HVAC systems, electricity, insulation, sheetrock, cabinets, and so on. Each stage has its own timeline and inspection process. Prior to the construction starting, you will receive a construction timeline from your custom home builder that outlines these stages.

  • I'm excited about buying new furniture and other items for my new home! Can I start shopping?

    During the building process, buyers should refrain from making large purchases or acquiring any additional credit lines without consulting their lender first. Minor purchases on credit or even one late payment can affect your credit score, which may impact your home loan. Speak with your custom home builder or lender for more information!

  • My home is almost complete. Do I need to do anything else?

    Yes! There are several more things required as your home nears competition. These include:


    • Lock in your interest rate. About 30 to 45 days prior to closing, your lender should contact you to lock in your loan rate.
    • Satisfy final loan conditions to prepare for closing. Your lender will provide you with a list of financial conditions that should be satisfied before closing. Proof of homeowners insurance should be submitted to your lender.
    • Review and understand your loan. Federal regulation requires buyers to receive the closing disclosure of their loan at least three business days before closing,. The title company will contact you to confirm the date and time of your closing meeting.
    • Set up utilities, change of address forms, and other moving-related items.

  • How can I learn about operating all the new features in my home?

    Within about one week of closing, your custom home builder or construction foreman will schedule a Homeowner Orientation meeting with you that includes a review of how to use the systems installed in your new home. This meeting is quite detailed and usually takes several hours.
